Hello friends,I have a question about private and hard money lenders.

I am in the process of weighing out all of my options because I have an opportunity to buy an unlisted property through a private connection of mine, but of course it would have to be in the next couple months. 

I want to avoid private investors, but I have not ruled out the option entirelyMy question(s) to you is:1.

Now you have to buy it cash or private financing, tear it down, and then build new or sell the land for more than you paid for the house and the demo. 

Where would you look to find a reputable and ethical private lender for buy and hold properties.

I am considering a hard money/Private Money lender for my next fix and flip, but I just wanted to throw this question out to the public and see if I could get some good feed back before I commit to one.What is the best one to go with?

My suggestion would be to use Hard Money on these deals, unless you can find private investors to pool together enough money for the entire purchase.
