I am a wholesaler from New Jersey. I drove past a condemned house, the roof is collapsing. I haven't experienced a condemned house as of yet. what hurdles can be expected?

Depends on the municipality. Check with the issuing authority of the condemnation notice (usually the town's Building Dept.) and see what it will take to get removed from the condemned list (it's usually just issuing a letter promising to have the place fixed up within x amount of months). And then ask what other properties do they have.  #youcanteatjustone
