Unfortunately you cannot offset the loss generated by the cost seg against the 401k withdrawal unless you or your spouse (if you are married) can meet the real estate professional status tests and you also materially participate in the rental property.

I have a quad w/ 2 units on LTR (1 Unit needs Reno, once a tenant moves out) and 2 units on STR after conducting a cost-seg and using the STR loophole with material participation against my W2 income would the entire structure be used, or just the STR units.

Hypothetical situation: If I am working towards material participation hours on a relatively small property in terms of total value but get there in terms of the technical hours and the test, and say later in the year I purchase multiple properties but am unable to generate material hours on those properties (ex. maybe even <10 hours), would I be able to aggregate all properties for the material participation test and thus qualify the properties bought later in the year for the benefits of bonus depreciation with a cost segregation (helping to offset my husband’s W-2 income)?

  - I now have two little girls I homeschool and I am still able to participate in our business while being home with them.Then....I wanted to provide a home for our parents (mine and my husbands') to live in so that one of their basic needs can be covered, that was 7 years ago. - With a grateful heart I can say we have been able to do this as well.Now....I want to help inspire others to reach their goals and dreams.
