With this platform I could spread $100 across 40+ investments and hopefully diversify a bit more.

I did when I first started but I haven't got them as of late.They pretty much want to keep your business and don't want you to accept money outside of their platform.

Has anyone had experience with realtyshares.com It seems like a great platform to lend money to real estate projects.

They perform shallow searches on the MLS and use other platforms expecting deals to pop out at them. 

Uhhhh losing Twenty Grand is what would concern me about non refundable escrow.Also your lending platform relies on people coming through with cash, doesn't it?
