@Matthew Sipes To have a valid real estate contract: must be in writing, signed by all parties, and valuable consideration.

If you didn't put that in writing, then the tenant may have the impression parking is included with the rent and you could get into a fight over it.Just let them know they are rented spaces.

Write a nitty gritty agreement as to: what are the steps for you to release money to he/she, who makes decisions, who is the boss, what do you need to buy, what happens when disaster hits...he/she has accident in the house...
