I have not heard of one that has been truly worth wild.

It comes with the iphones.Don't drink on the job, don't play loud music on the job (earphones are your friend), don't lear at the lady renters (you are there for business), and dressing like a (successful) workman in clean clothes everyday will probably go a long way in making a good first impression, on both the owner and the renter.Clean boots or shoes are a positive.

I rent my investment property to a lady who run a small business and uses my property as one of her commercial senior care centers.

I know up here in Topsail and surrounding areas it has been a wild ride with people coming in from all over.

It sound like the terms are wildly flexible and I could potentially structure a deal where I cashflow $1200.00 a month after expenses.

If you want to hold long-term, I'd rather lease to people in a wildly undersupplied market (~6M shortage of homes in US) which pushes rent and values up, while maintaining a lower risk. 

While on Nextdoor.com I found a lady interested in a 3 month stay at my soon to be furnished condo. 

my favorite story is one where the lady took 3 weeks to come up with the 15 dollar application fee.
