Rent my investment house as commerical use

I rent my investment property to a lady who run a small business and uses my property as one of her commercial senior care centers. We signed the commerical lease agreement in which we didn’t specify the repair responsibility of some appliances. Now she complained the washer stopped working and asked me to repair or replace it. I have paid on HVAC replacement and water heater repair et al within one year. I emotionally feel it’s too much and don’t want to pay for the endless repair any more since it is a commerical lease not a resident one. I am open to all suggestions and comments. Thank you very much in advance!
