Lease for a 90 rental of my short term rental HH beach condo?

Hello BPers!

I am new to this site but am getting my 2 Hilton Head beach condos ready for short term rentals. While on Nextdoor.com I found a lady interested in a 3 month stay at my soon to be furnished condo. I was planning on signing up with Vacasa or maybe just VRBO/Airbnd but now I am wondering if I should do the lease myself? We agreed on a price but I don't know the lady and wondering where to start on background checks and finding a suitable lease template. You you folks charge the full amount for a STR upfront and a deposit? Because it's a beach condo at high season, I'm charging a high rate. Would you ask for the entire 3 month payment plus deposit upfront? I think that is how Airbnb would work but it's alot of money to ask for at once. I would love some insight. And, if anyone is in Hilton head, I'd love to start a BP group of investors! Thanks all!
