You pay off your Principal last.If you are cash flowing you should not really care that the interest is Front loaded… your tenants are paying it, not you.

Due to the fact that purchase prices are going to be high in these markets as well as higher competition, it would make debt load high (hence the $3600 monthly) so if you tend to stay within 20 miles of Boston it's best to put your expectation that it's going to be cash flow positive rather than the full 1% rule.

@Pat Cruz Eviction cases were rough going in the beginning, but I've noticed cases are moving at a faster clip now that the court system is figuring out how to handle the case load.

Generally you just need to make sure you don’t exceed the rating of the circuit ( so add up all your loads). 4 lights and a fan shouldn’t be close to touching capacity on a 15amp breaker.
