Eviction in Chicago, IL.. any way to expedite the process?

Hello, 

My tenant has not paid rent since Apr'21. She has been unresponsive to all communication. We have property managers coming over. They are not responding/ opening their door to anyone. There was not much I can do until IL lifted eviction moratorium. I have been in process with an attorney since Aug'21. The process has been crazy long: with lots of formal letters, waiting periods, unable to serve documents, and etc. We are waiting for a court date at this point. However, with Winter & holidays in IL, I doubt if things will move fast/ or move along. Any recommendation from other landlords out there how I can move this process faster, or best way to handle with this.

I agree the delays may be due to the attorney. The eviction moratorium protects tenants from eviction, but the tenant is required to meet certain requirements. They should be communicating regularly, able to provide evidence of why they can't pay, and they should be making at least partial payments to avoid getting too far behind. The CDC created an affidavit for the tenant to complete. Your attorney hopefully knows this and has sent one to the renter via certified mail.

Question: has anyone been in the rental to ensure she's still there? That should have been accomplished within the first 30 days. The law requires you to give notice, but it does not require you to get permission. I would post notice of an inspection within 72 hours (or whatever your law allows) and then get inside to ensure she still lives there and document the condition of the property.
