You would just have to verify what zone the property is in.If you want something safer with lower return, you can definitely find it closer to that wesley chapel area after some searching.

Also by the time a sale/purchase gets to the notary it's pretty late in the game.Now what a notary CAN do is really check and verify the ID's that are presented.

 They should have no problem providing you with a title company to verify previous closings.
