I saw this as instant value add and pulled the trigger because the est rent worked out to 13% CoCROI and about 38% total annual ROI (based on 5 yr sell date and conservative for the market 3% appreciation rate). 

So it does pay, until you are a true expert, to have another contractor look at your properties before you pull the trigger.

I would always recommend even if you cleared title by yourself pay the company to do one on any property you eventually pull the trigger on! 

Even with a very low purchase price and limited risk it was very hard to pull the trigger.

I work full time in oil and gas but have been dabbling in real estate for the last year and a half or so.I finally pulled the trigger on my first deal and have a single family residential investment property that my mom currently lives in.

Very tempted to pull the trigger on this home with the justification that my market is one of the healthier markets in the country....

I dont mean this to sound harsh, but you are doing this all wrong.

I thought about direct mail using ListSource but haven’t pulled the trigger.

I am 99 % sure that I will finally pull the trigger onthis one.
