I would be very surprised if U bid at the sale and win and then the Sherrif or whoever is handling the sale then tells you OH by the way you have to pay all the back tax's before we can deed this to you.

. $350,000 at a 15-16% (projected) cap rate with room to expand the net a few ways (storage units, coin laundry, coin laundry detergent dispenser, delete the cable that is included in their rent *never heard of that one*, possibly a soda and candy machine in the laundry area since there is no convenience stores nearby etc); With all of these changes I'm hoping to push it to a 18-19% cap rate.

For Tennant's like you mentioned I would give them access to deposit only cards set up accounts in a convenient local bank and push it into quickbooks online.

Don't be surprised to find an existing under-water mortgage, delinquent property taxes, and who knows what other liens (financial obligations of the owner that are tied/securitized by the property).
