If they have stuff in their past but can explain it that’s ok for me sometimes but if it smells fishy and is setting off alarm bells which it sounds like in this situation is then you should listen to your gut and pass here.

It may sound nice to pay a 5% management fee but the extra fees can add up to be more than the other company that charges 10% with no add-on fees.
