I tried googling insurance companies and I'm having a lot of difficulty.  

There will not be any lenders out there that will do 100% financing, there needs to be some skin in the game for them.

cash out refi in excess of basis was one of the big things that created the last Bust O in 08. no one had skin in the game.. the cash out was suppose to go to reserves  well in many instances it went to Hawaii or the carib or into the driveway in the way of a new jet ski or RV..

In most cases it will be 20%-25% down payment as it will not be your primary home (5% down) & they want some skin in the game.

There are many ways to skin this cat.

The difficulty in determining when this market might cool is because I think the demand that is driving this is very strong.

First, the margins are too thin, second, unless the tenant had some serious skin in the game (meaning heavy security deposit), it's pretty risky for the owner.   

For Investors with several properties, that requirement can be difficult.     I

It will be miniscule compared to the neighborhood price comps, versus the skin of your house.As to appraisal or resale value, maybe a bit more just for the fact of having some fresh updates. 

You may also want to consider bringing 10% of purchase as well to give them a comfort level with your skin in the game But find an attorney, make sure they have drafted these docs before and pay for them.
