What are the reason you selected Cincy and does that neighborhood and type/class of property for in with those reasons for investing in that area?

You almost need special training to deal with them too and select the right ones and even then you will have hits or misses.

Is this a normal/fair split, not sure since I’m a bit new to syndicating.Nelson, I probably evaluate more than 100 deals a month before selecting the few I will invest in each year.

This is a very select program and is only available on a handful of properties in the entire country at any given time.

Renters are less selective because they have challenges like bad credit.There is nothing wrong with bad neighborhoods, just know what you are getting yourself into.

Like others have mentioned - having an objective scoring system that you apply to all applicants and the publish how you select applicants will help in preventing issues.  

@AP Horvath, I am biased, but I would select one asset class you believe in over the long-term that delivers strong, risk-adjusted total returns and make some meaningful investments in that sector.
