After doing so, I send to the seller or seller's agent and get them to have all tenants sign it. 

Ohio is a very hot market right now with a lot of upcoming growth and when buying real estate with cash, I like to focus on heavy cash flow markets. 

You are better off hiring a personal assistant or real estate assistant to help you.

We know the benefits of house-hacking and how it can afford someone to get ahead in real estate, so we wanted our next purchase to pay for itself via Airbnb.

Instead, I would source a list of all VA and FHA homes on the market in the area you want to buy and start reaching out to those homeowners directly, or hire a buying agent who has been through the process and can educate the listing agent on the benefits.
