I think to invest in certain areas of NJ, you need to plant some roots and get a solid team plus capital.

I think a great point you made was the lease capping the thermostat as a solid way of preventing the overuse/abuse of the heating system during those long cold snaps.

My favorite use of this, is if after I rehab the property and find my end buyer, I may either sell my option to my buyer OR if they are using FHA financing, which would prevent me from double closing because of title seasoning restrictions, I will sell the property as POA of the seller.

There is nothing about living down the street that actually prevents risk if you don’t cover those things anyway...

Most of the eviction moratoriums have prevented/delayed evictions based on the non-payment of (or inability to pay) the rent. 

Of course I wouldn't have earned the money to buy the single family homes without the military and my degree.If you go to college get a degree in something that pays money, not under water fire prevention or some useless degree.

As long as big named companies and Californians continue to feed into Austin and home prices continue to appreciate 5%+ year over year, you can't look at that and not have excitement to plant roots in one of these gentrifying areas around the city. 

How do you prevent from piercing the corporate viel if you aim to deduct expenses that have come from your personal credit card (home office, travel..etc)
