I wanted to circle back and provide some of what I have learned researching the 223 FHA refinance in case others are trying to learn about this topic:Downsides to the HUD Loan:- Large upfront costs - from my research, significantly more than conventional portfolio or agency loans, this include large mortgage insurance premium (on top of the monthly premium), higher financing fee of between 1.5-2%, and more significant inspection fees- Long origination period - people familiar with the los angeles office estimated at least 9 months (time is money!)

I also try to leave some small samples tile and wood flooring, with the brand written on the back, so they can take them to match paint, furniture, etc.We also like to walk-thru our rehabs with the buyers after doing inspection repairs and explain various features, much like the new homebuilders do.

@Semaj Worrell welcome to the site.It is always good to have utilities in the tenants name if possible but sometimes that cannot happen.Water is commonly in the owners name.There are a lot of apartment buildings in my neck of the woods were there is one central boiler so heat is always in the name of the owner as well.

I break out the sprayer , find as much left over light color paint I can find and start spraying , the old wood sucks up the paint , so I use up left overs I get from where ever .
