My LLC is under contract with assignment contract, assignment fee paid at closing.if there is a JV agreement involved, would I instruct closing company to distribute payment to jv'er, or does my llc pay that out to jv'er separately.what are the options how to communicate and execute distribution?

I’ve been reading Bigger Pockets books saying that multi family properties are best to start off with but these “packages” are duplexes coupled with a single family home or all duplex building and Quad building leaving me with well over 4 units for a residential loan for financing.
