First Time Investor: Commercial Properies?

So the area I want to live in has plenty duplexes, triplexes and quads........The issue is that they are being sold as “packages”?

I’ve been reading Bigger Pockets books saying that multi family properties are best to start off with but these “packages” are duplexes coupled with a single family home or all duplex building and Quad building leaving me with well over 4 units for a residential loan for financing. If I’m not mistaken (please correct me) that’s leaves me with commercial lending.

Are their any investors that started in commercial properties? Is it highly recommended for a newbie to only start with one multi family property?
