I'm considering investing in BAM Capital's Fund IV offering. 

I want to know if a sale agreement offering the buyer (renter) the option to buy the home after 12 months a valid/legal contract in the state of Michigan.

The metro Atlanta area offers a diverse range of opportunities, and your focus on buy and hold or fix & flip deals in the single-family home market up to $250K all in sounds like a solid strategy.

if you are going to add value and cashflow the Laundromat, I'd assume that having the business produce the funds from profit to pay off the owner's note would be somewhat straight forward.If the deal makes sense and the cashflow is there I'd think a cary back would be a good way for the seller to get the number they want and for you to bring little or no downpayment.I contacted the credit union in town and they didn’t offer commercial loans.

If it's important to be near the Bay area then maybe consider the Tahoe Reno, NV market because it's only a few hours away if you need to go to the office and it offers a landlord friendly environment, low property taxes, and no state income tax.

But as a disclaimer, I have been let down by a contractor who was recommended so it is not the end all be all if someone is recommended, but it's a start.The problem is, to get the network up and running and continually doing business: That is finding projects, analyzing projects, offering on projects, securing financing for projects, fixing projects, selling projects. 

I offered two offers initially, a conventional mortgage offer and a seller financing offer.

Real estate investors ❗🫵🏘️🏠🏞️WHY❓..... are you relying on banks for funding your deals when whole life insurance offers the same function but with (many) MORE benefits, both short and long term?

In the case that you do not have that necessary cash yourself (for a down payment), you could still offer a second position to an investor for that down payment and then restructure for a longer term with less interest later.

I would definitely take up Chad on his offer and go visit him and his projects.
