John Q and his wife need a home, they figure they will extend themselves a little by paying $600 more a month due to higher rates (maybe they keep their vehicle longer than expected), their new home builder gave them a rate buy down and they had their closing costs covered etc etc and the homebuyer feels good about their purchase.

As far as cash flow, the year over year increases and fix debt will ensure healthier positive cash flows the longer you keep it.On the other side, if being a landlord not your thing even with property management and you have another investment vehicle to achieve your goals, selling the property may be best.

Gasoline is worth about $20/gallon to me, give or take.So I may not like that they're asking me to pay $7, but in reality, it's so valuable to me to get where I need to go so easily, I'm going to pay it happily and be grateful I can get where I need to go in a comfortable vehicle with air conditioning and a podcast and my phone connected to bluetooth so I can talk to anyone I want.Getting the bank to lend me money to purchase a small business (a rental home) is so valuable.
