Although my rental listings has been live for over a week, I have had very few leads from them.

I live in North Dakota so we get all the weather extremes.

A friend of mine owns a duplex in Mayfair that he lived in the first floor and rented out the second floor.

Lived in it for 2.5 years while slowly fixing up the house and property.

Gross negligence means:An act taken without exercising even the most basic amount of care owed to others.A deliberate disregard for the safety or well-being of another person.A lack of care that demonstrates reckless disregard for the safety or lives of others.A conscious and voluntary disregard of the need to use reasonable care, likely to cause foreseeable grave injury or harm.In other words, if there are potential hazards that exist at your property that you are ignoring, you could be considered grossly negligent.

Here's the rundown:Grandmother owns house (free and clear), her daughter lives in house as well with four children.Grandmother passes away, leaving behind Living Trust with a single asset (the house).
