Most of our properties are commercial buildings, office space, strip malls, etc.We work a lot with a local realtor, and when we started out, he wanted paid for the entire length of the lease, up front, and since this was "industry standard" we did that.

Steer clear of Fair Housing issues, but income and length of stay are ok.

The length of the term is typically under 20 years, again, the terms of the loan is whatever the potential owner occupant and the investor can agree upon.Seller financing is also used when the homeowner sells their home to an investor or an investor sells the home to an owner occupant.

Throw away the nails with the ash when you clean out your fireplace.If you are going to do another framing project you can cut down the studs to 14 1/2" lengths and have precut blocking for the next project or three.

There are towns here in Florida that have restrictions on this like minimum stay length and usually charge a business tax as well.
