Look out for major negatives such as long staircases to front door, no garages (at least in CA and TX) locations on major streets (or backing up to major streets with traffic noise, proximity to train tracks or under airport flight paths, no yards on hillsides can be a big negative, proximity to flood zones, proximity to commercial or industrial, lack of similar size homes in the area or having what will be a great home but surrounded or in the proximity of  crap (shacks, run down homes, small homes with just your big one, etc.).

That is, they are a pending application until they get enough income or their credit cleaned up or whatever you find lacking in their application.

My two cents are not REI specific due to my lack of experience but from your posts I feel there is a communication gap between you and the PM.

Maybe you could have asked him about what kind of things should you know that he thinks you are lacking.

I'm not an "analysis paralysis" kind of guy, nor do I lack prudence.

But Realtors are, and rightly should be, cautious about what they say (promise from the buyer's perspective <g>) and so tend to abide by rules which protect them from legal repercussions.This is why you can easily find listings which use euphemisms such as: 3BR with "office" and "potential walk-in closet" for describing rooms which lack a window or closet and so cannot be officially called "a bedroom".

Especially because of my lack of expertise in rehabbing property and my time constraints.

Contractors tend to make spaces too small and non functional to increase profit and or lack design knowledge.I would build modern style...
