Investment Info:Large multi-family (5+ units) buy & hold investment in San Diego.

It's one of the absolute worst parts of rental property investing of any variety.Your first step is going to be to research Texas law, and then narrow it down to the particular county and municipality this property is in.

The only disadvantage would be that you would most likely not be able to get financing for this property, but if you have the cash to invest, it should work out very well for you. 

In the last few years I took out a HELOC on my primary residence, used the funds for the down payment on two investment properties, then refinanced the HELOC into a 30 year loan (7/1 ARM) as a second mortgage against my primary res.

You can get quality guests/tenants for good rates and it can be a very good investing style when done right.

Would it benefit me to work under someone else now or should i just start slow and keep investing while taking on a few properties. 

I live in the ABQ area and looking to start investing in the area, but would love to have a partner while I get my feet wet.
