Now, I'm not saying don't tell them your motive.

If you know their motivation for offering seller financing then use that to form your deal and try and play into that motivation.  

Anyone can help you find motivated Sellers.

I have PMLs also so this would motivate me to get more contractually  accurate as well. .

But hey, there's always a motivated seller out there so you never know.

Once you understand values and what is selling where it’s just a matter of talking to enough motivated sellers.
