Ditto what Bill said.  GaREIA has a ton of very experienced investors, subgroup meetings for every angle (creative financing, landlords, flippers, multi-family, etc), and great, reasonably priced training classes.   No heavy sales, incredible volunteer leaders, AND a lending library :-)
