For my LTR, I am in-between providing a washer and dryer for my tenants and charging an extra $ amount/ month for the use of the equipment and not including them at all (I would sell the washer and dryer on FB marketplace).

section 8 properties with tenants in place (that are decent) require very little "management"....outside of an annual inspection. do it yourself if you only have a few places. you'll learn everything quickly, spend less on repairs, zero on tenant placement, and be better equipped for property managers in the future.

You need to evacuate and recharge the system, which requires special equipment and refrigerant isn't cheap any more.
