As a landlord if you expect your tenants to be honest then they deserve the same respect from you in return.If for some reason you  do not wish to take on the responsibilities of a owner/landlord or you are afraid of tenants you may be in the wrong business.

If not, be honest about what you're looking for, and offer lunch for their time until you have a real business relationship with them.

Be honest with your lender if you want to keep working with them.  

Also make sure to be completely honest and disclose everything you intend to do with any property you work with. 

Honestly, I am not a realtor, but I have seen similar moves because my partner is a realtor and it is bad out there.
