And getting to keep the buyer's earnest money is cold comfort.And, this doesn't even take into consideration all the many other legitimate reasons a lender might not fund a deal: appraisal comes in too low, borrower loses their job, change in credit status, etc.Some sellers just want certainty: When it absolutely, positively has to close, sellers want a buyer with "All Cash!"

Advise that this will provide tenants with rent price protection during the term of the lease and formalize the terms of the tenancy such as designated parking spaces, smoking will not be allowed on the property for the health of all occupants, and the attic space they currently utilized will no longer be available to ensure that insulation and pest control can be performed.

Owner occ status doesn't matter otherwise - FHA stands alone in being a low DP option where homeownership status isn't a qualification.

@Alex Gronbach Just to be clear....to preserve the 121 status, you don’t need to sell within 5 years of when you bought it, just within 3 years of when you moved out.

I live about an hour away, so it's pretty easy to get to.With the pandemic, I had to shut down for a couple of months, then per our county's health department, was only able to rent for two-week stays or longer.
