Takes a while to initially set it up, but once everything is set up it is quite convenient. 

I would prefer to do San Juan just because it is so convenient BUT like I said earlier I have a good friend that I could partner with that is from a small town right next to Rincon so that would be beneficial to have him as an expert in the area and travel to check on the place more often.

Credit cards paid off in full each month build your credit history, allow you to NOT have to carry cash, and are generally convenient.

Stamps.com is $15 a month but it's very convenient and the sheets I order with random animals, historic places, etc. are things you never see and I think it helps the open rate.
