I’d like to learn some basics as we get into the landlord’s game but I think we’d defined be hiring this out, so shopping around and comparing estimates will probably be our next move.

When being mentored the first thing that is on the to-do list of building your database is to let your friends and family know you are getting into the game.

I've walked away from numerous properties during the due diligence process, its just part of the game.

I'm considering the possibility of other counties or areas, but within a few hours drive so I am able to do that and don't feel my hands are tied being too far away.I do see some MH for reasonable prices, but wasn't sure if that was a smart move in this game.

I know I already need to check the box on the contract that says "Agent", but past that I would prefer not to be discussing the Agent affiliation any more than is absolutely necessary with a lead.

A lot of people are making an additional $150-300/month on 1 to 5 other things, from vending machines to arcade games. 

They have more skin in the game then you do.Make sure you get clear title.

Now is a great time to get in the game.

I'm anxious to get beyond the discovery phase and get some skin in the game with my first deal. 

It is a numbers game and most properties will be negative cash flow but there are a few golden nuggets out there.
