The whole reason bank statement loans exist for self employed borrowers is to avoid Tax Returns as documents required.I love doing these loans and have helped many many SE borrowers purchase homes when they thought they'd have to either rent forever or pay cash for a home. 

Since you say they are taking care of the property and pay on time, youll lose more during turnover for the year than if you had them stay. that being said you don't want this loop to go on forever. understand their goals, let them know about the market rent, and be reasonable with an increase.

I wanted something I could afford, but knew it wasn't going to be my forever home.

My rentals, thankfully cash flow pretty well, but not dramatically better than my syndications, and the expense of performing a cost segregation on a single family negates the value for me.I understand that you can avoid taxes for rentals by holding forever, doing 1031x and dying, but how do you avoid the depreciation recapture for syndications?

Not that I want roommates forever (or for an extended time even), but I feel if they can be a proper roommate, they could be trusted to do well living as a tenant on their own (long term tenant when we move out maybe?)

A judgment goes on credit report and an eviction is on your record forever , making it hard to rent again .

Half have been there forever and half last 3-6 months.
