Grand Junction, CO?

Is anyone familiar with the Grand Junction Colorado market? I have come across three people in the last 10 days who mentioned this as an up and coming real estate market. None of these people knew each other or are connected in any way. What I would want to know is what is happening there that would cause this to be a hot market? What is the rental situation? What are the new construction or rehab opportunities? I know absolutely nothing about this area except what I heard recently. One of these people invests in residential housing and small apartment buildings the other two were into land and commercial real estate. Any input would be greatly appreciated.
