There is at least a National level form that she should have filled out as far as the eviction for nonpayment protection goes- maybe she has done this already. https://www.cdc.gov/coronaviru...This is to say that tenants are supposed to make partial payments if possible (which you said she has), and that payments will be due when the moratorium ends in some States.

My high-level plan is to leverage all cashflow producing properties in my general area (NE US) using #1 the equity I currently have in my SFH ($100k-$150k) and #2 using the cash I've been saving/investing ($200k-$300k).

But you don't seem to know this, because it touches on the primary problem with this investment: you bought into an expensive, renovation-heavy project without knowing much about renovation, and cavalierly dismissing how difficult it to carry out and/or get others to carry out on-time, on-budget renovation at a level of building quality that doesn't decrease the value of an expensive old house.Best of luck to you and I sincerely hope you prove me wrong.

The LLC comes in very handy for larger investments, particularly at the commercial level where it becomes much easier to secure financing through the entity.
