The only person authorized to open up a home like that is the current owner or someone acting on their behalf (like an agent for instance).Find out who the owner is and request access.As for the situation, I personally wopuld not touch it unless I could buy both boarded up homes at one time.

(1) extensive knowledge of the local real estate market and extensive knowledge of the property type your looking for (2) the ability to negotiate in the face of what might be complicating situations (bankruptcy, probate, foreclosure, etc.) and the longevity to have been through a thousand deals to find this one in a thousand opportunity.If we are talking about finding a property that has 30-50% profit potential once something else occurs (repositioning, rehab, new highway, etc.) than the scenario is much more frequent.

For instance I looked at a property in my market the other week where the tax assessed value was 105k, I had several excellent comps within a .25 mi radius showing the market value was clearly in the 120k+ Hope that helps.

In this instance, there is no 7-day grace and the landlord can still require the tenant to vacate after 15-days even if they pay their arrears.In either case, if the Notice is not rescinded and the tenant has not vacated by the 15th day, the landlord can call the sheriff to escort the tenant from the property.Within Canada, we have one of the more "neutral" eviction processes, there are other provinces where - either due to regulations or backlog - it is a long arduous process to rid oneself of a bad tenant ... the perfect breeding ground for professional tenants.
