You have to stay on top of it- I meet with my tenants each month to go over their progress.And a note- one poster who slammed Lexington and then went on to promote one he is marketing.

All offer high speed internet, pools, movie rooms. tanning beds, exercise facilities, etc etc etc to entice people to move in.I do not have to because I have location.

I honestly though I would split meters make them pay water and then offer free washing in the back just to entice people.

If approximately 25 units (47% of 53 units) are vacant simply because of a need of updating, immediately after purchase, why not immediately decrease the rent on say 15 of the 25 vacant units by an amount (e.g. 10%) to increase your short-term cash flow by enticing tenants to overlook some of the required renovations for a slightly lower rent.

If I were in a position to be making money off the membership, through connections, I'd see it as dues to a professional organization that promotes my industry and thereby by my business. if you're a Realtor you support the Board of Realtors.
