It is better to attempt for a repair credit versus assuming upfront answer is no.I would agree that you need to obtain repair estimate immediately.Remember you make money when you purchase a property.

Post your 3 day.If the 3 day expires and they do not pay file for an eviction.If they attempt to pay after you have filed for eviction refuse payment.
