I ended up with a rehab around 42k, which included unforeseen items like a new heating system, under-estimating appliance costs, landscaping issues, higher than expected electric costs, etc.

You don't have to worry about landscaping on a property, etc..

A lot of us will go on podcasts because it's fun, but if your goal is to help get yourself deals, I don't think it's the best use of time in a landscape that is absolutely inundated with RE and REI podcasts.

It's a very different landscape than residential.

I was going for a walk just outside of my neighborhood when I saw a home that was not being lived in, lights off, snow on the ground, not the best landscaping, etc.

Things you are responsible with an Airbnb, which you likely are not paying as a long term rental: utilities, landscaping, furniture, sheets and towels, toilet paper, paper towels, coffee, soap and shampoo, detergent for laundering your linens, cleaning supplies for cleaner, etc.

We don't accept checks at all anymore; rent is to be remitted via electronic delivery. 

I own and operate a landscape/snow removal company so I see it from both ends.
