It's pretty cut and dry, but it works and now he's worth enough to buy every man, woman, and child a nice sandwich and a bag of chips. 19.7% annualized gain in book value isn't as sexy as day trading, but BRK/A just closed at 190,500 a share!

Your talking about a dry back to back closing, and most title companies, well almost all won't touch them, I don't know texas but in other states there are individual escrow companies that can and will do them, so check the yellow pages and see if any are listed and call.These deals were once very common but the lenders screwed up the method, they are getting their money but some flake lawyer who couldn't get a real job throws this kind of BS out there to make it look like he is worth the money he gets.

so point taken.I will get the financials for years past and try to let you know what I find.The owner would finance the balance at 5% and did come down in price from 580, but I need more info...I just got a little excited bc the deals have dried up in my preferred area and this seemed more in line with my previously purchased properties which have worked out very well for me.Thanks again!

If there was a nice dry hollow tree around with a feeder on/near it, they might rather stay there than being chased out of your attic over and over again.
