If you include $300 for heat they will use $400 in oil; doors will be open for smoking, everyone will be walking around in shorts, and humidity will be bleeding from the walls.

To calm fears upfront and most importantly, everyone is okay, but the unofficial story is that the neighboring renters caused the fire by smoking with an oxygen tank.

No smoking, with real fines, like $250 per event plus professional cleaning if found smoking, etc.I don't pay renewal fees because that's why I pay management fees, they don't get any of my late fees or fines outlined in my leases because it's my lease.

My cleaner is in there now, and she found marijuana and paraphernalia, (the lease states NO smoking or marijuana use on the property), dog poop all over the carpets (they said they didn't have a pet and didn't pay a pet fee), a broken kitchen cabinet, dog pee on the bedsheets, sex toys under the bed (just in case the dog poop wasn't nasty enough for my poor cleaner), stickers on the wall and a hole in a door, and lots of personal property of the tenants.

An example would be smoke and carbon monoxide (co) detectors - in the past we were not asked to note their presence or location, but in the past many years (I can't remember when it started), most lenders added those observations into their assignment conditions.
