He said he pays a service call fee (like $70) when an appliance or something fails and the warranty replaces it for free (just having to pay the service charge of $70).My concern with this was what happens when the roof (for example) just wears out (not damaged by hail...or something else that would be covered by insurance or warranty). 

1M liability, full interior and coverage in event tenants do anything to damage other condos, water, fire, insect infestation etc.Tenants have been known to turn bedrooms into interior garden so you need full coverage.

Also, be sure to do a full walk through and make note of the condition of the property so that if any damage occurs during the balance of her tenancy you will have recourse.

I hired a property manager to handle some of the things I didn't have time for and she sent the damage overage to collections.

You can blow air into and give life; or the negative word can do damage and deflate the air out.  

It took them less than 2 hours and then they left because we needed some framing repairs from some previous water damage.

Basement has been mostly gutted as water damage, would need drain tile.
