Unfortunately, as a naïve first time buyer I didn't take pictures of every small detail of things that were in working order, only things like cracked tiles that were known issues so I have no proof :( I do have a clause that says the seller is responsible for keeping the property in AS IS condition but I assume that is only relevant if I have good documentation during the inspection and the day before closing.

Rates have bumped up slightly over the past month so you're likely in the 4s no matter what at this point on a pure investment property (not primary residence), but big picture still a great time to use leverage with historically low rates, and to mitigate your exposure to the crazy amounts of inflation we are going to see over the next few years.

Additional 12 RV hookup spots were added in 2019- The RV park is made up of a mix of monthly rentals for temporary workers and daily rate customers.- I credit the 2020 increase in expense rate to a decrease in demand from the temporary workers’ industry.

I think it does rise to the level of criminal and I did release the funds in draws, he sent fake reports, pictures and invoices to say that progress was being made.
