Now that I've just completed my first investment real estate transaction I'm much more comfortable in doing it again in the future.

I put on there "legal address to be attached by title agent".If you aren't comfortable with that, you can look it up on the tax rolls (which is not always accurate but is quick and easy) or rather you can research the last deed recorded and get it from there (normally a little more time intensive but more accurate).

wow am i ever glad i found this forum before i bought my first rental i guess i have to play with these formulas more to get comfortable with analysing deals thx to all who posted and keep the advice coming!!

The most recent sold is about 2 months ago for 192K, again it needed updating.So, taking into account that the market is slow, I am comfortable with an ARV of $200K.

I usually have my newer clients start out with excel and get comfortable with the art of record keeping and then migrate to quickbooks when necessary.

You need a title company or RE attorney who is comfortable handling a double close.

I'm browsed over it enough to feel some personal getting-my-feet-wet comfortability, and all I offer is that you review in detail before you move forward!
