Every commercial property for sale on costar is overpriced and impossible to cash flow. 

Originally targeting a sales price of $189,900, we exceeded expectations by meeting the unique needs of a buyer who was going blind, adding grab bars and other modifications.

It seems to be a little dated, for example I pulled up one property which said pending sale on MLS on Batchleads but the property has been sold over a year ago on per Zillow with matching listing prices.

I'd end up putting it on the closing statement and not budge off of that. 

Closed in part of the attic space created an additional 900sq ft living space, also finished the home it was only partially finished.

But even then the prices for new are so close to used, it is hard to justify used now.
