You’ll also have the obvious charges for labor, pulling permits, and I don’t think any of the kits factor in flooring, cabinets, countertops, or any fixtures (faucets, lights, outlets, etc.). 

I've already cleaned the used appliances (range and fridge and range fan and microwave) AND cleaned all the cabinet doors brought home for that specific purpose.  

Most flippers she knows are using the ready to assemble cabinets because they are inexpensive and some cabinet manufacturing companies offer nice, modern and trendy finishes.

It needs a new roof and one of the units had some water damage so I’d need to redo the cabinets and floor.

Verify (with more pics) no toothbrush in the bathroom, no, or minimal food in fridge or cabinets, empty (of clothes) closets.

However, I like to both "tenant proof" my rental properties and make them highly desirable, thus I still go with granite counters and resurface cabinets, stainless steel appliances, etc...

And that would allow for more cabinets up top and a counter below?
