I am very new and have a burning desire to learn about REI!

Concentrating all my money into a single house, and hoping it doesnt get burned down :P.

Worst case you could find yourself with unwanted tenants living free while you wait out the redemption period.

If your are lucky they will just burn your house down. 

OMG... the fireplace blew up.. you said we could use it, it's not my fault we burned the house down.I had 2 units that had fireplaces,, old Victorian house..

Relationships also change over time and lack of activity in remote investments can burn you.

My goal isn't to say you didn't do it and discredit to you...nor is my goal to say no one else should try it and be the wet blanket smothering the burning fire of entrepreneurial spirit.  

Here's the basics:- 2.16 acres zones light industrial- 6 bay shop (pole building)- Downstairs office, finished- Upstairs apartment, just refinished, 2bed/1bath- Overall building is 4,800 sq ft - Built in '06- Property is entirely fenced with barbed wire- 15 gpm well with filtration system- The shop area is heated with an oil burning furnace- Asking $400,000- This property is due to a divorce, liquidated the mechanic business the couple had in the building, wife wants to get rid of it- Currently vacant, except for the lady's son who is currently living in the upstairs apartmentThis looks like such a fantastic opportunity to start a small storage business.

Mine (for retail buyers only) states that the buyer agrees that in exchange for my professional services, they will buy their home through me - though there is no obligation to buy a home and no payment due if they don't.For investors, it says that if they buy a home I introduce them to, they will buy it through me.It is simply amazing to see just how many people will happily burn up an agent's time and gas, kicking tires for weeks or months - only to announce as they're ready to write an offer that their Aunt Millie has her real estate license and they'll have her write the offer - and make the commission.A smart agent won't allow that to happen any more than any other professional would.

We wanted to cry or burn it down.
