For example, I'm not too sure about how to actually find good deals/distressed properties, and how to actually find appropriate property managers, CPAs, lawyers, etc.I think once I get started and inertia starts to build up, things will make more sense, but it's that first step that I'm finding difficult.

Hi @Rabia Khan,To answer that question, it would be up to whether you can afford a single-family home, or if you would like the idea of not caring for the outside of the building and common areas.

As for the 73k, 10k of that is my own money so even if at 73k I should get back 10k at least with a 105k property that is cash flowing a little.Might be worth doing 73k and holding off on the other till I build a bigger nest egg / equity.
